Stables Cottage Access Statement Self-Catering Property
This Disability Access Statement outlines facilities available for guests who have allergies or are mobility, hearing or visually impaired. Wheelchairs, other aids and equipment can be hired locally via the British Red Cross also Rent a Scooter, childrens equipment can be hired from Holiday Buggies for Hire. Please ask for details when booking and appropriate contact information will be provided. We would request any prospective guest who is planning to visit the cottage to make us aware of any mobility issues at the time of the enquiry so we may be sure to correctly advise them in order to avoid any disappointment
Introduction
Our self- catering property is on two floors. Sleeping accommodation is on the ground floor, and the first floor and living accommodation is on the ground floor.

Arrival / Parking
Access is via Bugford Lane. You have now entered the narrow Devon lanes and utmost caution should be exercised at all time, please do not drive faster than you can see to stop!
A map of the route can be found on the Hillfield Cottages website under planning your stay.
On entering Hillfield Village please drive with caution at all times Hillfield is a Free Range Childrens Area, they have priority, follow the signs to the Reception in front of and just beyond Hillfield House.
Stable Cottage has adjacent parking. A map of the Village can be found on the Hillfield Cottages website under Our Properties.
Entrance and General Information
The door to Stables Cottage opens to 83cm
The entrance leads directly into the spacious hall measuring 2.78m x 2.52m
The stairs are 90cm wide to the first floor lead from the hall. There are 14 steps in total and there is a handrail all the way up on the left hand side. The stairs are fitted with carpet and walls are painted in Crown Neo Classical.
All doors open to 82cm unless mentioned
The flooring is Karndean Tiles and the walls are painted in Crown Neo Classical
Throughout.
All bedrooms are carpeted in cream carpet
All door surrounds contrast with the walls.
All ceramic bathroom facilities are white.
The toilet is a height of 43cm, the basin is at a height of 85cm,
There are cream Amteco tiles on all bathroom and Ensuite floors, the walls are fully tiled with ivory tiles
All power points are a minimum of 250mm from the floor and light switches are approximately 1200mm high.
There is spot lighting throughout with some centre lights
The furniture is movable although table is heavy and not recommended.
Feather free pillows and duvets.
All bed linen is white
Memory Foam mattresss throughout
Television has Ceefax / Teletext facilities.
There are CDs for in house entertainment.

The toilet is a height of 43cm, the basin is at a height of 85cm
The free space is 1.35m x 1.40m.
The lighting is by spotlights
The Washing Machine & Tumble Drier are located in a cupboard off the Cloak Room
Kitchen/Dining Room
The area is 5.43m by 4.51m
There are contemporary hand crafted pine units which are 90cm high.
The kitchen worktop is Granite effect and contrasts with the walls and cupboards and clear glassware and white crockery is provided.
There is a Rangemaster fan assisted electric oven. There is an electric ceramic hob with a safety features and has a cooker hood
There is a free standing microwave.
Dining Area
The solid oak timber dining table which is 78cm high and 76.5cm wide and 2m long
The five dining chairs are wooden with leather seats and are 48cm high also a Church pew to one side
Living Areas
The main part of the room is 3.07m by 4.50m.
Access to the kitchen is from the living area
Sofas are 40cm (seat height) and chairs are a seat height of 48cm
There is a pine coffee table. The table is 46cm high
The TV is a 20 inch.
Utility Cupboard
Entrance to Utility Room is 76cm wide and level from the Hall
The room is 90cm by 1.1m and has a ceiling height of 2.20m

This is situated off the Hall on the ground floor.

This is situated on the first floor.
Room is 2.75m by 2.71m
There is a Bunk Bed which is 96cm x 2m x 1.56m high.
It has a freestanding unit with drawers and this also houses the TV and stereo.
The oak bedside tables are a height of 69cm with contrasting reading light
The TV is a 14inch.
Family bathroom
This is situated on the first floor.
The shower is a hand held from the bath. The bath is 1.65m x 700cm, height 54cm

Electrical appliances are checked annually.
Security lighting around the property is installed for ease of access.
There is a local pub approximately one mile from the property; care should be taken when walking to the Pub and a torch taken if you intend to return after dark. .
The Reception can provide basics such as milk and we will order Newspapers if required.
There is a local bus service approximately every hour from except Sundays, which is less than 2 miles away.

FIRE RISK ASSESSMENT
Introduction
Use of the Building; The building is used to provide single unit holiday accommodation for groups of up to eight persons.
Building Description; Stables Cottage is a two storey building recently renovated in a grade II listed building, conforming to all current building regulations.
This consists of;
Ground Floor; Entrance door, hall, open plan Dining / Kitchen / Lounge area leading to a cloakroom and master bedroom en suite.
First Floor; Access to the first floor is by wooden stairs from the ground floor leading to a family bathroom and three further bedrooms.
Fire Detection; The fire detection currently provided is a BS 5839 Part 6 system, (wired into the mains supply with back-up batteries in case of mains power failure).
The smoke detectors are located in the ground floor open plan area, hall and the first floor landing, both ground and first floor and are interlinked. This effectively means that smoke from a fire at ground floor would activate the sounder elements in the detectors at first floor and vice-versa.
Location of fire equipment; A fire blanket and fire extinguisher are located in the Kitchen. Fire extinguisher and fire blankets are checked annually in accordance with BS 5306.
Emergency Lighting, None (torch provided)
Means of Escape; The main means of escape is the final exit door from the hall also fully opening windows from the ground floor bedroom.

Control Measures
C1 Night-time safety routine includes instructions for ensuring that kitchen appliances, plugs and electrical equipment are made safe before retiring. A fire blanket and extinguisher are available in the Kitchen in the event of a fire.
C2 The property is no smoking and is identified as such in the Booking Terms and Conditions. All upholstered furniture is compliant with current regulations covering ignitability and combustibility.
C3 All electrical devices are PAT tested annually or receive an appropriate visual examination. Night - time safety routines include instruction for ensuring the switching off of appliances when not in use.
C4 Electrical circuits have been tested to ensure compliance with current regulations.
C5 Candles are only to be used in accordance with guidance provided in line of the findings of a separate risk assessment.
C6 The property is provided with an electric BBQ which should never be used indoor. The BBQ should be located in the enclosed garden area.
Important If any risks are introduced into the building which are not covered by this risk assessment e.g. candles or Christmas trees, then a separate risk assessment will be carried out in order to consider their suitability for this location.
Significant Findings / Actions:
All doors have intumescent strips conforming to BS8214: 1990, the 'Code of Practice These are solid wood doors and are considered suitable for this premise.
The fire routine is to be made known to all residents when taking occupation of the premises and a copy of this will be documented in the Welcome pack. Guests are to be made aware of the escape route from first floor on taking occupation of the premises. Action: Include as part of house documentation.
The smoke alarms are to be tested weekly as part of the cleaning of the property to ensure effective operation.
All portable appliances are to be visually tested on a regular basis. This will be done on cleaning / change over days and additionally appliances are replaced/renewed on a regular basis. The PAT testing of appliances is completed on a yearly basis.
It will be necessary to review this risk assessment in the following cases:
- Where particular risks are introduced to the premises e.g. candles or Christmas trees
- Where changes are made to the internal layout of the premises.
Fire Safety whilst Staying at The Stables Cottage
The purpose of this sheet is to make your stay at Stables Cottage safe and provide you with information on what to do in the event of a fire.
Emergency evacuation procedure; In the event that you hear the smoke alarms or discover a fire;
Downstairs: Leave the building using the routes to the final exit doors located on the ground floor
First Floor: Leave the building using the front door located on the ground floor.
If you discover a fire
Alert other occupants within the building
Attack the fire if safe to do so using the equipment provided
Leave the building using the routes/indicated above
Do not re-enter to collect belongings until instructed that it is safe to do by the fire and rescue service

Daytime Safety Routine
Please do not overload plug sockets in the house and leave mobile phones charging during the day when you are not in the property.
Switch off any appliances that are not required whilst you are at the property / or leave the property. (including Christmas Trees if provided)
Shut all doors when not in the property.
Use BBQ away from house and do not leave unattended.
Night Time Safety Routine
Please do not overload plug sockets in the house and leave mobile phones charging all night.
Switch off any appliances that are not required at night e.g. TVs, Freeview boxes, Microwave. (including Christmas Trees if provided)
Switch off all appropriate lighting.
Shut doors to any rooms not being used during your stay.
Ensure keys to front and rear doors are in locks or located nearby in the event of a fire
