Access Statement for Valley View

Valley View – Self-Catering Property

This Disability Access Statement outlines facilities available for guests who have allergies or are mobility, hearing or visually impaired. Wheelchairs, other aids and equipment can be hired locally via the British Red Cross also Rent a Scooter, children’s equipment can be hired from “Holiday Buggies for Hire”. Please ask for details when booking and appropriate contact information will be provided. We would request any prospective guest who is planning to visit the cottage to make us aware of any mobility issues at the time of the enquiry so we may be sure to correctly advise them in order to avoid any disappointment

Arrival / Parking
• Access is via Bugford Lane. You have now entered the narrow Devon lanes and utmost caution should be exercised at all time, please do not drive faster than you can see to stop!
• A map of the route can be found on the Hillfield Cottages website.
• On entering Hillfield Village please drive with caution at all times.
• Hillfield is a “Free Range Children’s Area”, they have priority; follow the signs to the Reception in front of and just beyond Hillfield House.
• Valley View has private parking for four cars. A map of the Village can be found on the Hillfield website.
• There is a level access to arrive at the front door

Entrance
• The door to Valley View is 89cm wide.
• The main hall gives access to the lounge, kitchen, family bathroom and four bedrooms.
• The flooring is Karndean Tiles and the walls are painted in Natural Calico
• There is spot lighting in the kitchen.
• All door surrounds contrast with the walls.
• All power points are a minimum of 250mm from the floor and light switches are approximately 1200mm high.
• The kitchen worktop contrasts with the walls and cupboards and clear glassware and white crockery is provided.
• Feather free pillows and duvets.
• Television has Ceefax / Teletext facilities.
• There are CDs for in house entertainment available from reception

Kitchen
• Entrance to kitchen is 76m wide from the hall.
• Walls are painted in Natural Calico and Marble tiles, the floor has Karndean tiles.
• The room is 4.14m by 2.5m and has a ceiling height of 2.1m.
• There are hand crafted pine units which are 89cm high.
• The work surface is granite effect.
• There is a built in stainless steel fan assisted electric oven with tamper proof controls. There is an electric ceramic hob with a safety features and cooker hood
• There is a built in microwave.
• The kitchen contains Washing Machine, Tumble Dryer, Fridge/Freezer

Dining Area
• The dining area is directly accessed from the kitchen.
• The main part of the room is 2m by 2.75m.
• There is Karndean Tile flooring and the walls are painted in Natural Calico
• There is a centre light
• The dining table is accessed directly from the living area and kitchen
• The solid pine timber dining table which is 78cm high and 2.4m long x 76cm wide. The ten dining chairs are wooden and are 48cm high
• The furniture is movable although table is heavy and not recommended.

Living Area’s
• The living area is directly accessed from the hall and dining area.
• The main part of the room is 6.3m by 3.4m.
• There is Karndean Tile flooring and the walls are painted in Natural Calico
• Sofas are 40cm (seat height) and the back is a height of 48cm
• There are two pine coffee tables. The table is 45cm high
• The TV is a 30 inch
• There is a centre light
• The furniture is movable although table is heavy and not recommended.

Outside space’s Decking/ balcony with Hot Tub& 2nd Terrace area
Doors from the lounge leading to an outside sitting area with tables and chairs.
• It can be accessed through two double patio doors from the Living Area. Patio door, one opens to 66cm, door two opens to 70m. There is a step up to both of 18cm
• The decking area is 5.5 x 3.54m
• There is garden furniture consisting of table & chairs.
• The hot tub is 2.2m by 2.2m there are three steps up into the hot tub 27cm each
• This area around the hot tub is 4.7m by 4m
• The 2nd Terrace area is accessed through two double patio doors from the dining room area. Patio door one opens to 66cm and door two opens to 7ocm. There is a step up to both of 18cm

Bedroom’s
Master Bedroom’s 1
• This is situated off the lounge area.
• Door opens to 76cm
• Room is 2.96m by 3.52m
• There is a king size double divan bed – height of 53cm
• It has a freestanding pine wardrobe
• The pine bedside tables are a height of 65cm
• The TV is a 26inch.
• There is a centre light
• The walls are painted in Natural Calico and the carpet is cream

• The shower suite is white
• The toilet is a height of 43cm, the basin is at a height of 85cm.
• There are cream Amteco tiles on floor, the walls are fully tiled with ivory tiles

• This is situated of the hall.

• Room is 2.78m by 2.38m
• There is two full size single beds – height of 53cm
• The pine bedside tables are a height of 65cm
• It has a freestanding pine wardrobe
• There is a centre light
• The walls are Natural Calico and the carpet is cream

Family bathroom
• This is situated off the hallway.
• The bath is 750cm x 1700cm, height 56cm with a hand held shower from the side of the bath
• The free space is roughly 1.1m by 1.9m

Children’s Bedroom
• This is situated off the hall.
• Door opens to 68cm

• Room is m by 2.15m by 2.7m
• There is a Futon Bed which makes up to a double 1.2m x 1.84m and a bunk bed measuring 97cm x 2m x 1.56m high.
• There is a combination storage unit
• The TV is 14inch

Additional Information
• The welcome pack is in a font size of 10
• Smoke alarms are tested on a regular basis.
• Electrical appliances are checked annually.
• Security lighting around the property is installed for ease of access.
• There is a local pub approximately one mile from the property; care should be taken when walking to the Pub and a torch taken if you intend to return after dark. .
• The Reception can provide basics such as milk and we will order Newspapers if required.
• There is a local bus service approximately every hour from except Sundays, less than 2 miles away.
• Totnes is on the main Plymouth to London rail system 11 miles
• Airports;

• Dartmouth is approximately three miles away.

FIRE FIRK ASSESSMENT


Introduction

Use of the Building; The building is used to provide single unit holiday accommodation for groups of up to eleven persons.

Building Description; Vantage Point is a single storey building recently renovated conforming to all current building regulations.
This consists of;
• Ground Floor; Entrance door, hallway leading to four bedrooms, family bathroom, open plan Dining / Kitchen / Lounge area, with a master bedroom and en suite off the lounge.

Fire Detection; The fire detection currently provided is a BS 5839 Part 6 system, (wired into the mains supply with back-up batteries in case of mains power failure).
The smoke detectors are located in hallway.

Location of fire equipment; A fire blanket and fire extinguisher are located in the Kitchen. Fire extinguisher and fire blankets are checked annually in accordance with BS 5306.

Emergency Lighting, None (torch provided)

Means of Escape; There are three exit doors at ground floor. A door exists from the lounge area and the front entrance door and from the dining area, a fully opening windows from all the ground floor bedrooms.

Control Measures

C1 Night-time safety routine includes instructions for ensuring that kitchen appliances, plugs and electrical equipment are made safe before retiring. A fire blanket and extinguisher are available in the Kitchen in the event of a fire.
C2 The property is no smoking and is identified as such in the Booking Terms and Conditions. All upholstered furniture is compliant with current regulations covering ignitability and combustibility.
C3 All electrical devices are PAT tested annually or receive an appropriate visual examination. Night - time safety routines include instruction for ensuring the switching off of appliances when not in use.
C4 Electrical circuits have been tested to ensure compliance with current regulations.
C5 Candles are only to be used in accordance with guidance provided in line of the findings of a separate risk assessment.
C6 The property is provided with an electric BBQ which should never be used indoor. The BBQ should be located in the enclosed garden area.
C7 Annual check of oil fired appliances in accordance with manufacturers instructions


Important – If any risks are introduced into the building which are not covered by this risk assessment e.g. candles or Christmas trees, then a separate risk assessment will be carried out in order to consider their suitability for this location.

Significant Findings / Actions:

The fire routine is to be made known to all residents when taking occupation of the premises and a copy of this will be documented in the Welcome pack.
Guests are to be made aware of the escape routes on taking occupation of the premises. Action: Include as part of house documentation.

The smoke alarm are to be tested weekly as part of the cleaning of the property to ensure effective operation.

All portable appliances are to be visually tested on a regular basis. This will be done on cleaning / change over days and additionally appliances are replaced/renewed on a regular basis. The PAT testing of appliances is completed on a yearly basis.

It will be necessary to review this risk assessment in the following cases:

- Where particular risks are introduced to the premises e.g. candles or Christmas trees
- Where changes are made to the internal layout of the premises.


Fire Safety whilst Staying at Valley View


The purpose of this sheet is to make your stay at Valley Views safe and provide you with information on what to do in the event of a fire.

Emergency evacuation procedure; In the event that you hear the smoke alarms or discover a fire;
• Leave the building using the routes to the nearest final exit door

If you discover a fire

• Alert other occupants within the building
• Attack the fire if safe to do so using the equipment provided
• Leave the building using the routes/indicated above
• Do not re-enter to collect belongings until instructed that it is safe to do by the fire and rescue service
• Contact the Fire and Rescue service
• Contact the owners if possible

Daytime Safety Routine
• Please do not overload plug sockets in the house and leave mobile phones charging during the day when you are not in the property.
• Switch off any appliances that are not required whilst you are at the property / or leave the property. (including Christmas Trees if provided)
• Shut all doors when not in the property.
• Use BBQ away from the accommodation and do not leave unattended.

Night Time Safety Routine
• Please do not overload plug sockets in the house and leave mobile phones charging all night.
• Switch off any appliances that are not required at night e.g. TV’s, Freeview boxes, Microwave. (including Christmas Trees if provided)
• Switch off all appropriate lighting.
• Shut doors to any rooms not being used during your stay.
• Ensure keys to front and rear doors are in locks or located nearby in the event of a fire
